GREVILLE STREET, WEST CHATSWOOD

The site known as 126 Greville Street, Chatswood (the former acoustic laboratory) has been leased by the Commonwealth Government to a private company for a period of 99 years, with an option to purchase.

Council has received a rezoning application for medium density residential development on the site involving demolition of the existing structure and the construction of 6 new buildings of between 4 and 6 storeys in height and 230 units. This application was refused by Council in December 2008 and a Local Committee established to examine future options for the site. The last report to Council on this matter is attached for your reference. 

The site’s current zoning is Special Uses (Acoustic Laboratory) and a similar SP 2 Infrastructure zone is proposed in the Draft WLEP 2009 because of the presence of contamination on the land.  The zoning could be reviewed once the contamination is addressed.

a. What do you think would be the appropriate use and density for this site ?

b. Do you think there should be vehicle access from this site to Millwood Avenue?

a. Light Industrial

b) No. Millwood Avenue is narrow and busy: extra traffic lights wood be needed - there are already traffic lights and good access to the labs area via Greville Street.

I would have thought that residential, with a much lower density than the original proposal would have been preferable. light industrial will result in a large numbe of traffic movements, many of them being large trucks.

It is also likely that Light industrial will have more impact on the surounding bushland.

a) Zone as R2 Low Density Residential - this is in keeping with the rest of the street. There is insufficient transport there to have high density and there is a bushfire risk too. It would be hard to get a lot of people out of the area fast in the event of a fire.

b) No there should not be vehicle access to Millwood Ave. This would be likely to impact on traffic patterns.
