I'm no expert so I might have this wrong but I'd be grateful if someone could explain why there is no standard residential zone. At the moment I live in a normal residential zone. In the future I will be in an area that is low density residential with minimum lot size of 700sqm so there is no change to subdivide to build duplexes (something in much demand) BUT I could apparently build serviced appartments! How is that consistent.
Why cant we have an R1 straightforward residential zone to replace what was 2a. That is really what many of our neighbourhoods are. My guess is you are trying to preserv local character and fair enough but with nothing between low density and medium density our neighbourhoods will be polarised between older areas and ghettos

The zones under the LEP are standard zones provided by the State Planning Department. All Councils will over the next 5 years be required to convert their current zones to the new zones.
Under the land use tables we allow both detached and attached dual occupancy developments in the low density zone. However, subdivision is restricted to corner allotments which are in excess of 1000 square metres and which have access to reticualted water and sewer.
In relation to the service apartments matter, it would basically relate to a single house or dual occupancy which could be used for tourist accommodation and is serviced weekly. This is different to a bed and breakfast establishment which requires the owners to reside on the premises as well. Our objective is to provide more opportunities for tourist accommodation within the Shire.

Thanks for replying. It is good to know you're listening. What in your plan stops serviced appartment as being interpreted as big development and taken to court for approval? Also I think subdivision should be less restricted as long as it fits with neighbourhood character.

Our Development controls plans which are under preparation and will be exhbited and adopted before the LEP is gazetted will outline the controls attached to all forms of permissible development. This will allow us to control the scale of development according to the character of the surrounding area.

Council staff are currently working on preparing town and village based development control plans which will be used to control permissible development through various standards according to the locality. These DCPs will be exhbited and adopted before the LEP is gazetted.

In general, i agree with the aim to keep residential development within existing town boundaries, but i am worried about suburban sprawl ruining our villages. It might be better to start fresh with a new settlement rather than trying to shoehorn more new into old towns and villages.

I dont know why in the Bowral area the R3 zone does not extend beyond Purcell street to the east.
The R3 zone should be extended to Old South Rd to the East and at least Price street to the South. This whole area is in need of infill development to lift the areas appeal and allow for the type of medium density development that the shire needs. A lot of this land was back zoned from Res 2b and should continue to attain this medium density zoning.
