Should "Old Hornsby", Hornsby west side, be rezoned too ?

Why are the areas of Hornsby west side, within easy walk of Hornsby station and many facilities, not inlcuded for rezoning.
Sure, there are several heritage buidlings in this area. But there is also plenty of scope for some units, townhouses and villas.
I would suggest - rezone all within 400m of Hornsby station to allow 3 or 5 storey units (not 5 storey next to heritage), townhouses or villas. - rezone all between 400m and 800m to allow townhouses or villas.

Hornsby is a town centre and Hornsby station is an interchange station. There is no reason why Hornsby west side is exempt from this plan.

I believe that the west side has been zoned for high story development and the reason that development has not proceeded is due to the fractured ownership of the various sites within that precinct.

The recent decision to allow higher story developments within the existing unit precinct opposite the RSL is welcome and if this was extrapolated further to include the George St/Hunter St envelope then that will go some way towards alleviating the development pressures in the more contentious parts of the shire.

I really find it hard to sustain the argument that the western side of Hornsby has much in the way of heritage value worth preserving. Hornsby CBD has much more potential for development than has been realized but I am sure the nay sayers will jump up and down about that as well.
